Rick's Ranch Home Watch  inspects a wide range of properties, including single-family homes, townhouses, condos, and multi-family dwellings.

We will meet you at the residence/property you are requesting to be serviced to go over what we offer and what your expectations and needs are. Once an agreement is mutually complete, a service agreement between you, the residence/property owner, and  The Ranch Home Watch will be signed with all requested services. All costs/prices for services will be disclosed and included in the service agreement. Once complete, your Home Watch service will begin with the mutually agreed start date and interval.

We are not a house sitter. Our core service includes periodic visits to your home where we follow a specific and mutually agreed upon checklist. We are in your home on a weekly or bi-weekly basis and take great pride in making sure your home is as you left it.

While we do not provide home maintenance services, we can do light repairs as well as refer you to quality contractors or vendors and coordinate access to your property.

Our first priority is safety followed by identifying the problem and minimizing any further damage as a result. We will first attempt to consult with you, the homeowner. If we are unable to contact you directly we will attempt to consult with your designee and if we are unable to contact either of you we will take the appropriate action to minimize the problem. We maintain a network of vendors that we may call upon to assist us in finding a timely and cost effective solution to your problem. A full assessment report will be provided to you as well. Should an outside vendor be required to come to the property a  Ranch Home Watch representative will make sure that they have access to the property and that the property is secured upon departure.

Yes, we can help! For an hourly charge, we can provide access to your home and remain on-site. Please note we ask for 48hrs notice to  schedule  and will do our best to accommodate you in emergency situations

Yes, we provide keyholder service! For an hourly rate we can coordinate access to your property for any reason. We will just need the time/date and any instructions you can provide.

Upon completion of inspecting the exterior/interior of your home you will receive a full report with pictures via e-mail. The report will entail (in detail) any obvious issues we come across. 

We check your property in more detail than a neighborhood watch program can provide.  The level of engagement with your properties interior/exterior inspection using a Home Watch Service is far more superior as well.

Prices for The Ranch Home Watch services will be dependent upon the services and/or any additional services you may require.  All options will be presented to you at your free consultation and we believe our services are reasonably priced for the value we provide. We are an excellent value when you consider the cost of possible damage and expense due to problems that can arise from leaks, mold, damage by pests or vagrants.
